Many people who choose to do it on their own are leery of the fine print that comes along with a realty agency and feel they are going to somehow lose money on the sale. Your best bet is to lay out the facts and guarantees and pros of listing through an agent with NO fine print. It needs to be laid out all the way in a clear easy to understand manner and they need to know that they are not going to have to jump hoops and be put out by demands or anything else and any profit that it will cost them lay it out on the line- none of us like finding this out in the long run after everything is said and done it just makes us mad not indifferent. They are hoping for something simple and free of yellow tape that many of us who have bought a house feels comes with using an agency.
Recommendation: Do up a nice flyer full of ALL the information and hand deliver to those that you can. Ask if they are interested and if they are give them the speech if not ask that they look over the information you have provided along with your card and tell them to keep you in mind if they run into any issues selling. This way you may at least get their business if they do run into difficulties doing it solely on their own.
