Default Do some research and know your rights

Research and know your rights and what ever part of the process is!!
Have a realtor that you can trust and believe will do the best job for you.

When we bought our first home the seller was a friend of my niece. Her mother was her realtor and since they were friends of the family and 'christians' I just assumed they'd be honest and do exactly the legal and fair thing.
Boy was I wrong!!
We were cheated and mostly because we were naive and ignorant.
Because we trusted them we had no realtor of our own, no one to represent our interests.
I will never ever do that again!!

That is some very good advice - get someone representing YOU!!! I'd advise getting your own realtor on your side.

Unhappy Be warned

Absolutely do get someone that is represents your best interests. I had a friend who bought his house for cash, however he didnt bother getting a structural survey done and after a couple of months discovered that it was full of dry rot and had to have all the timbers replaced. Im sure his solicitor would have advised a survey so its not only getting the advice its taking it.
