Default Problem Tenants - Eviction

It is important that you know the proper procedure you have to follow to evict problem tenants.

If someone wants to share the steps it takes for your state here it may be very beneficial for new landlords.

Its been my experience as a renter and as a landlord that over 50% of the landlords think they have many more rights than they actually do. It is very important for you to know what the local laws are or it will cost you money in the long run

Yes you do have to follow the law, a friend of mine was renting out his house to a family who stopped paying rent and were not looking after the property he decided to change the locks when they were all out , the tenants took him to court and he had to pay them £3,000 compensation

Angry When to start the eviction process

As soon as any problem tennant starts using terms like "I give you my word that I will pay the rent" is the time to start legal action, it can be a lengthy process so the sooner you start the proceedings the sooner you'll get it sorted.

There are legal aid societies set up specifically to assist tenants in LL/tenant disputes. Oftentimes you are up against a tenant who knows how to use the laws to their advantage and you will be stuck with a hostile party who eventually leaves your property in an uninhabitable condition. It is worth the investment in a few hours of an attorney's time to bring you up to speed on the eviction process.
