Default Landlord Responsiblities

Correct me if I go wrong here, but is it not the responsibility of the landlord to make sure that the house is in proper condition and/or working order? Taking this as truth, we have had an issue with a running toilet here at our home for the past few months. We have made several complaints to the LL about the issue and he has yet to have it fixed. As a result we had to pay a very greatly inflated water bill this past month, which we brought to his attention and he ignored. What do I do in this situation??

Hi,

I think that you should first look at your letting agreement, he may only be responsible for major problems and the smaller ones are down to you to resolve.

I took your advice and read over our agreement - it states, "owner is responsible for maintaining all items in the home that are part of the real property" - I guess that would mean the toilet, right?

Owners have to make sure that everything is perfectly in shape or else the renters would look for another place to rent.
