Thumbs up For Sale by Owner?

I work for a realtor and my boss asked me to think of ways that we could homes that were listed For Sale By Owner to list with our office. We already send letters Out but does any one have any ideas that have either worked for them or if you personally have a house listed now what would get your attention and possibly make
you want to list your home with an agent?

I would watch and keep track of how long the for sale by owner sign has been up.
My brother recently sold a house like this in about 3 weeks time. I know that if the house had lingered on and on with no sale he would have called a professional.
Maybe stop by the homes and leave a card or a short note saying 'if you ever need help please contact me, I'd love to sell your house!'

I would be careful about buying a home from the owners. You would have to take a good look at the details and what they will be responsible for and what you would be responsible for.

Some people buy homes and end up in a mess because the owner didn't specify much and the new buyers agreed. They might end up with bad windows or doors or something like that. Once the sale goes through with very few conditions and if there are problems with the home I don't even think the new buyers can sue.

You really have to be very careful

I'd agree that you'd need to watch a FSBO and see how it is doing... Chances are [I]somewhere[/I] along the line, something will go wrong - and that is where a Real Estate agent could come in. Maybe make an offer of half a point off to represent the home...

It's better to work with a real estate agent, in my opinion. Too much hassle dealing directly with the owner, too many chances of getting screwed up.

Default Sounds like your boss is a little overbearing

My personal opinion of a good business is one that I can contact if I need. Not one that contacts me wanting my business. This is a guaranteed way of being sure your not going to get my business. I look at this as spam and don't deal with it in anyway shape or form.

Many people who choose to do it on their own are leery of the fine print that comes along with a realty agency and feel they are going to somehow lose money on the sale. Your best bet is to lay out the facts and guarantees and pros of listing through an agent with NO fine print. It needs to be laid out all the way in a clear easy to understand manner and they need to know that they are not going to have to jump hoops and be put out by demands or anything else and any profit that it will cost them lay it out on the line- none of us like finding this out in the long run after everything is said and done it just makes us mad not indifferent. They are hoping for something simple and free of yellow tape that many of us who have bought a house feels comes with using an agency.

Recommendation: Do up a nice flyer full of ALL the information and hand deliver to those that you can. Ask if they are interested and if they are give them the speech if not ask that they look over the information you have provided along with your card and tell them to keep you in mind if they run into any issues selling. This way you may at least get their business if they do run into difficulties doing it solely on their own.

Yes, there are some individuals who would avoid dealing with agents with the thought of losing money. But I think its better that there's a professional available to lend us a hand with approved fees.

On order to convince an owner to sign with you, you would need to be able to show what advantages you can bring to the table.

How quickly do your listings sell?

What extra things are you able to do to get this home presented to those who would most be interested in purchasing it?

While you may do open houses, do you have clientele that are looking for the type of home that the seller has on the market? Do your open houses typically bring actual buyers?

A seller does not want to get into a contract where they are paying someone to sell their home if that seller cannot give some assurances or guarantees that the seller can actually see evidence of based on past performances.

If you are a new Realtor then you will have a bit more trouble and will have to be more creative and enthusiastic about what you can do.
