The unique profile of a Las Vegas luxury homes project is starting to take shape as construction progresses towards delivery by the end of the year.
The Harmon Residences is part of the ambitious ‘City Center’ real estate project in America’s gambling capital, a “city within a city” featuring casinos, entertainment hotspots and luxury homes.
Built by the real estate development wing of MGM Mirage, the Harmon Residences will be just one of several glitzy and tall structures in the $9 billion-plus scheme.
Latest construction updates show the overall layout of the site taking shape, and signage has been installed at the top of the onsite Aria casino.
Th Harmon is offering 207 condos for sale and 15 penthouses, and already has a reputation as one of the most exclusive pieces of real estate in the city before it is even complete.
Floor plans include one, two, and three bedroom layouts from 918 to 3,700 sq ft in size, ranging from $1.3 million to over $10 million for some of the penthouse homes.
City Center says the Harmon’s “modern, highly reflective exterior will give way to a world of indefinable sophistication that delivers the precise mix of privacy and profile to make it a classified, unambiguously stylized haven”.
Designed by Foster + Partners and operated by the Light Group, Harmon will act as a gateway to the entire real estate project and will offer 400 hotel rooms alongside homes in its tower of curved edges.
Featuring real estate innovations designed to improve energy efficiency and water conservation, City Center will also be home to a $40 million public fine art program with sculptures, paintings and large-scale installations.

It’s been pointed out after I filed this story that the Harmon is actually facing a bit of a cap, according to a number of reports.
It in fact appears the tower is now facing a considerable reduction in its height which will remove the condominium element of the project and will also cut its size from 49 to 28 storeys.
Its completion date has also been put back to late 2010 instead of this year;

Many people think that you can only succeed in real estate when the economy is booming. In fact a bad economy is not a bad economy for real estate investors. You frequently can get properties at deep discounts. Additionally, you may find deals that would not exist in a booming economy. Poor economies can have the tide turned based on real estate investing. Short sales, bulk reo sales and virtual real estate all can thrive when the economy is not. Knowing how to do these deals can create wealth for you and save others from major financial difficulties.
