New home sales at Kings Hill doubled year on year during the month of November. Housebuilders Bellway Homes, Hillreed Homes and Environ Communities recorded 11 sales between them during the month, continuing the rise in the number of sales that have been achieved since the summer.
The sales show that there is an increasing determination among purchasers to buy homes now, possibly following advice from some property experts that the availability of finance is not expected to ease next year and that more difficult buying conditions may exist.
The home developers are aware of the difficulties experienced by potential purchasers with obtaining mortgages and are doing what they can to assist with part-exchange deals on some homes to help make the whole process of buying and selling easier.
Part-exchange simply takes away most of the worry to allow buyers to get on with planning their new homes. Once buyers have been qualified it involves independent valuations so that everybody knows where they stand and then exchange of contracts can often happen in about a month.
Essentially part-exchange means no chain and no estate agency fees. You also get to stay in your property until your new home is ready.
Bellway Homes is offering homes for sale at Kings Hill at prices between £440,000 and £480,000. Environ Communities’ prices start at £360,500 for a three-bedroom house and rise to £965,000 for a five-bedroom house with double garage. Hillreed Homes is offering two-bedroom apartments from £209,950 up to four-bedroom houses at £549,950.
